FAQs - Frequently Asked Questions


Can we buy a lot only and do we have to build on it immediately?

Answer:  Yes you can buy a lot only. There is no limit to when you have to build on it at this time.


Can we use our own builder?

Answer:  Yes. You may find it to be faster and less costly however to use one of our Signature builders such as Brad or Shelbie. They have already invested in the design work and the approval process has been completed for most of the designs as they are shown. The Committee and Historic Committee approval process can take 60 days or more and these paths may be partially of fully cleared using our builders.


Can we use our own designer?

Answer:  Yes. We will require a resume and pictures of their work as well as references. All designs including our own must be approved so that the standards set forth in the CC and Rs are met. You may however find it to be less costly and faster to consider Larry Garnett. There are numerous designs that have been prepared specifically to individual lots. Only a portion of these are found on our website. It may be more efficient and less costly to modify an existing approved design. Shelbie Miller may also prove to be a cost effective and efficient resource in the design process.


Who is the “Committee”?

Answer:  It is Stuart Brown, Brad Coker, Shelbie Miller and Larry Garnett. We may add one more when we have properties sold and completed. There is also the Historic Preservation Committee and they are volunteers that are committed to assuring that construction of any sort in or near the historic district is completed in a historically compatible manner. They are very supportive and helpful and are less about controlling something as much as improving the historic district.


What are the Home owners dues?

Answer:  There aren’t any at the time of this printing however there will be as expenses become evident to maintain common areas. The cost would be estimated to be less than $100 per month and would cover property taxes, insurance and maintenance of the waterside common areas and alley ways.  When fully sold the dues could be as low as $30-40 per month based on estimates of taxes and insurance.


Will there be other phases of OMC?

Answer:  It is likely that the development will continue north to the Smith property and continue to and connect to Blanche St. We have agreed to allow the Smith parcel to be connected to OMC at some point in the future. We estimate that this connection will serve as few as 3 and as many as 7 lots and is not likely to increase traffic circulation. It is our opinion that it will improve traffic flow as it will no longer require a turn around and would provide another exit point from OMC. There is no timeline for this and it may not happen at all however it has been considered.


When is the trail and crossing to be completed?

Answer:  We have been trying to juggle our construction schedule around this as well as Counts Alley construction for years. The City has done the best job they can do however they are not easily pinned down to a time line of any type. Political winds change frequently as do budget pressures. It is clear that they intend on completing the trail portion very soon if not together with the Counts Alley construction. It is our understanding that Counts Alley bids included trail construction to the landing point but not the crossing. The City has been working on acquiring the north side landing point and as soon as this is clear may be able to complete the design process and begin construction. Can we tie our boat up at the common area when it is complete? When is it going to be complete?

Answer:  Yes you may tie boats up for day use only. The common area should be complete within 12 months of the construction being approved. There is no shared boat ramp in OMC however by written permission only you may use the ramp on lot 22R. Stuart and Jenna Brown will be retaining lot 22r and 27 for a short time. There is a public boat ramp just several blocks from OMC that is very accessible.


Will there be a windmill and if so where?

Answer:  We have purchased a 1972 Axtell windmill and have had it restored however we are unsure where it will be installed or if we will install it. The mill will not likely be installed in a common area as it is difficult to insure in a shared area. It will likely be installed on a private lot. We may look for a smaller mill and include it in the design scheme for lot 22r or 27.


Is it true that the DL Nutt House AKA Mary Lous house at 319 Bridge St. is going to be a museum? If so what will change?

Answer:  Yes it is a museum and we are unsure when it will be open to the public. It is most likely to be open and functioning for Christmas 2010. The only changes that may occur would be parking, paving and signage near or around the home. The majority of public parking will be on Bridge St and at the Tarleton Center. It is not likely to be invasive or distracting and is a great centerpiece to our New Old neighborhood.
